Don’t worry we will show you how to get homeowners insurance for your EIFS home

First of all, don’t listen to all those naysayers out there that are trying to tell you, you can’t get homeowners insurance on your home. The fact is EIFS is a very good product and is on nearly one in three commercial buildings in this country. The folks here at EIFS Repair started getting calls from homeowners that were having problems with this, so we did some research, got on the phones, and this is how to get homeowners insurance for your EIFS home.

Before you buy, you are going to want to invest in an EIFS inspection. This is not done by just any inspector, but by a specially trained EIFS inspector.  Typically this inspection is going to include some sort of moisture testing. Actually, you are going to want to make sure of it. A visual inspection is not enough, you are going to want some numbers and to see where the moisture levels read high, and what percentage of moisture is behind your EIFS if any at all. The thing about the moisture testing is that a lot of the EIFS inspectors use a probed moisture tester, which means the inspector will be drilling a bunch of small holes through your EIFS. These holes must be repaired properly, so that down the road you are not getting moisture from the EIFS inspection itself. There are a few quality moisture testers out now that are prob-less you may want to request this testing devise.  A typical EIFS inspection will cost any where from $500.00 to $1,200.00 depending on where you are located in the country. Another good alternative to the moisture meter testing is to use Thermal Imaging for the test. The Thermal Imaging typically cost a few hundred dollars  more, but is a very good alternative, as it gives you a picture of the troublesome areas for you to look at.

After you have your EIFS inspection complete you will know exactly what repairs need to be done if any, and a you now can call in an EIFS Repair guy to give you an estimate on the repairs. When the EIFS applicator gives you his bid it is a good idea to get him to submit a yearly maintenance schedule for him to come, and do a visual inspection of the caulk and EIFS.  The insurance companies will like to see this.

Now that that the house has passed an EIFS inspection you only need to call the insurance company and get homeowners insurance for your home. Call your insurance company,, and explain what you have done. If they are an insurance company that has a strick policy, and will not cover your home try these insurance companies.

Before you begin your EIFS Repair it is a good idea to remove the finish coat around the damaged area

There are a couple ways you can remove the layer of finish from the area around the repair. A steel brush can be an effective tool for removing the finish, or a grinder can be used. If a grinder is used it is very important to only remove the layer of finish. It is easy to lose control and grind away the cement base coat and the fiberglass mesh.  Removing the finish coat allows the base coat to transition evenly to the existing material around the damaged area. The process of removing the finish coat only takes a few minutes, and makes a huge difference in the look of the EIFS Repair. Using this technique can be the difference from a professional looking patch, and a unsightly lump of EIFS on a wall.

Buying an EIFS home; what to look for

When buying an EIFS home you can real hit a home run if you know what you are looking for. I don’t think it is any secret that the EIFS (Exterior Insulation and Finish System) industry has an applicator problem, and that cannot be good. I think most professionals, if not all, would agree that the Exterior Insulation and Finish System product is a very good one, and when applied correctly is an excellent product (The Department of Energy’s testing by Oak Ridge National Laboratory concluded that Exterior insulation and Finish System out preforms brick, stucco, concrete block and cementitious fiber board siding). The question is how can you tell, when buying a Synthetic Stucco home, that the cladding was done correctly. Actually, for the trained eye it is a pretty simple process. There are a few basic things to look for. One of the most important things to look for is kick out flashing. If the house has kick out flashing that Buying a EIFS homeis a real good sign. The second thing to look for is the termination at the grade. The Exterior Insulation and Finish System should be at least 6 inches above grade. If the bottom of the Synthetic Stucco has a weep track then you know the home has a Water Management System. These two things are key to a good job, and when buying a Synthetic Stucco home they are the most important things to look for. The third thing to look for will really tell you that you have a winner, and that is around the windows and doors. The windows and doors should have an expansion joint around them, and the joint should be caulked. That caulk will fail one day, and has to be maintained, but we know that, and that is not really what we are looking for, what we are looking for, is if the Base Coat material goes back to the substrate in the expansion joint. If the material goes back all the way to the substrate, then when that caulk fails, there will not be exposed foam for water to soak into. You can be pretty confident when buying a EIFS home that you have a winner if the windows and doors are done this way.

One of the major things you want to make sure of is that the home has a moisture barrier like tyvek, tar paper, or a painted on barrier. Without a moisture barrier if the system fails it will rot the substrate. This can be very devastating if the substrate is wood. Unfortunately, the only way to know if there is a moisture barrier behind the system is to cut a hole in the system, and take a look. The reason this is so important is that if there is a moisture barrier the only damage will be to the Synthetic Stucco, and not to the substrate, so you will know what you are getting into for repairs, and not have major surprises trying to replace the substrate, and even the structure itself.

In closing, with an educated buyer the product can be a very attractive investment. If you can find an Exterior Insulation and Finish System home that was built by a high quality contractor that knew what they were doing, and did not cut any corners, you can buy a really great home for a steal of a deal. The problems in the residential Synthetic Stucco industry have lowered the prices of these homes, and for the ones that were done correctly they are very much worth the investment.

Kick out Flashing – EIFS

Kick out Flashing is a very important factor in Exterior Insulation and Finish System

Kick out flashing is something I find myself talking about a lot when we are talking EIFS, and residential applications. When the roof of a house with EIFS cladding terminates into the wall there is always flashing there which is good, but traditional Kick out Flashingflashing will not cut it when it comes to EIFS, and I will tell you why. Traditionally the water will run down the roof in the flashing installed, but at the end of the roof the water drops into the gutters,unless you installed an 1″ or 2″ of foam to the OSB of the house. That would make the traditional flashing flawed where the flashing actually drains the water right to the back side of the foam. This is where a kick out flashing comes in. You will take the stamped metal kick out flashing and tuck it under the existing flashing. The existing flashing will have to be pulled up with out damaging the existing shingles. The kick out flashing should slide up under the existing shingles for at least 8 inches. With the new flashing in place the water runs down the roof and into the kick out flashing with diverts the water into the Kick Out Flashing EIFSgutter instead of just running of the edge of the roof. I have included a picture of a typical kick out flashing, so you can get an idea of what one looks like and where to look for the kick out flashing’s on your house. Something note worthy to say is that your EIFS should always be held up from the roof line about 2 inches and a weep track is used at the roof line. When installing along a roof line you would run a chalk line 2 inches above the the shingles and screw the weep track on the line. Then your stucco home wrap is applied to the wall and down into the track, that way if any moisture gets behind the foam it will run down the Stucco Home Wrap into the track, and out the weep holes.   When the EIFS industry broke into the residential market in the 80’s very few EIFS applicators knew about or were using the kick out flashing. This was something new to the applicator as most commercial buildings have a flat roof and use a metal copping to seal the EIFS at the roof. For this reason alone is the main reason that EIFS is known as a great commercial product but not so good as a residential application, but I will tell you that when properly installed the EIFS product is one of the best products available today. That is even more true today than ever before with the new advancements in EIFS technology, and the fact that the price of the product is much lower today, than ever before, there is no reason that everyone should not have an absolutely beautiful product on their house like EIFS.

Our New EIFS Repair Training

First of all, let me thank you for stopping by EIFS Repair and checking our new EIFS Repair Training program. As we always do here at EIFS Repair we listen, and respond. We have had some feedback on the EIFS Repair Kits and it was that businesses wanted training for their employees, so we are now introducing the all new EIFS Repair Training program. The training is done in a couple different ways. One is that we do the training here in our facility in Michigan, and the other is that customer fly’s one of our EIFS professionals out, and they do the training on their site.

The EIFS Repair Training will be done by an EIFS expert with at least 20 years hands-on experience in the EIFS industry. All of our trainers are a master plasterer, which means they have been journeymen plasterers for over ten years. The training will cover everything to look for when doing EIFS Repairs, the EIFS process, and proper installation of the EIFS product. We will cover the most common problems that you will find, and those little things that EIFS contractors just hate to do. The training will teach you how to spot them, and fix them without breaking the bank.

The training will begin with about an hour of explanation of EIFS, and the EIFS process. Then we will talk about the EIFS Repair Kit, how it works, and the tools involved. The EIFS Repair Training, for the most part, will be hands-on training, with a few mock ups of some typical repairs you would see in the field. With these pre-made damaged EIFS samples the trainee has the opportunity to do an EIFS repair for themselves to get a real feel of the EIFS Repair process. Believe it or not, the EIFS Repair process is more of an art than anything else. We believe that there is no better way to learn how to do a good quality EIFS repair than to have one of our experts walk you through it in our new EIFS Repair Training program.  The amount of information and specialized training, you could not learn anywhere else, is second to none when you spend the day with one of your EIFS trainers.

The EIFS Repair Training Program comes with a helpful guide you can leave with your employees to refer back to when doing the EIFS repairs in the field. This helpful guide has a overview of the EIFS process step-by-step and the common EIFS Repair things to look for and how to address them.

The EIFS Repair Training is a one day class, and it is scheduled for 5 hours. Typically we start the classes at 11 am and they go through to about 5 pm with a lunch break at 1pm. The time schedule is completely flexible and can be tailor around your company needs. Our EIFS Repair Training is a flat rate of $800.00. If you attend our EIFS Repair Training here in Michigan that would be your total cost, but if you are out of State you would pay to fly our training to you. The trainer would be flown out the day before the training to have time to setup. The trainer would not be flying with our mockup EIFS samples for the hands on part of the program so the trainer would build the mockups the day before at your facility. Our out of State customers have an extra material cost of $200.00, the extra cost of a round trip air flight for our trainer, and a one night stay at a local hotel. The bottom line for our out of State customers is $1,100.00 plus a round trip flight from DTW.
