Attaching things to EIFS is not rocket science but you need to know what to do

I had a lady call me the other day wanting to know the correct way to fasten her hose holder to the outside of her EIFS home. She could not get it to stay on the wall. This is actually a very good question, because there is a very specific way to install things to the outside of this cladding (Exterior Insulation and Finish System also known as Dryvit ® or synthetic stucco) whether it is a hose holder or a down spout for a gutter. First of all you are going to have to use a screw long enough to go through the system. Typically you will have between 1 1/2 inches to 4 inches to go through. You can tell how thick the material is by checking the bottom. The Synthetic Stucco will stick out from the wall and you can measure it there. Use a 3 or 4 inch screw and a 3/8 inch piece of PCV pipe. Drill a hole with a 3/8’s drill bit into the cladding where you want the screw to go. Stick the PCV pipe in the hole and make a mark where it is flush with the wall. Remove the PCV pipe, and cut it on the inside of the line as not to have the pipe stick out past the wall, but remain flush with the Synthetic Stucco finish. Apply adhesive (PL-Premium®, found at your local hardware store) to the outside of the PCV pipe and insert it in the hole you just drilled. The PCV pipe should sit all the way back to the substrate (OSB), and come out flush with the stucco surface. It is very important that the pipe is a tight fit, and the adhesive should be around the end that is outward at the Exterior Insulation and Finish System surface to make a good seal. Wipe any excess adhesive away with a damp cloth before it drys. Now, fill the pipe about half way with silicone caulk, and screw your hose to the wall using the holes you just made. When you screw the screw into the pipe excess caulk will come out the PVC pipe again use your damp cloth to remove any excess caulk that gets on the stucco’s finish coat or top coat. That is the old school way of doing it, and of course nowadays you have a fancy new way of doing it, and that would be a Corrosion Resistant Fastener and Sleeve Set. Myself I still use the PVC pipe and it works great, and like I always say if it ain’t broke don’t fix it. If I was doing a large house or building that had down spouts I would however use the Corrosion Resistant Fastener and Sleeve Set’s just to save a ton of time.

Well, there you go, that is the correct way of attaching things to your Synthetic Stucco cladding.

The last thing you want to do is just run screws into your this cladding system, as it will create penetrations that water can enter the system and cause problems down the road.

In most cases I will not promote or talk about any one particular product, but when it comes to an Air and Water Barrier I am vary familiar with EIFS industries Air and Water Barriers that BASF produces. Pretty much every manufacturer has a version of a Fluid Air and Water Barrier, and I have used these products for years, and you have to love them. They are easy to apply, and cost are effective. You really get the most bang for your buck when you use this air/water barrier.   This air/water resitive barrier is a one-component fluid-applied vapor permeable product.  It can be troweled, painted, brushed or sprayed on to an approved substrate. It meets ICC-ES AC212 water-resistive barrier tests, meets requirements of ICC-ES AC 148, Meets ASTM D 1970 Nail Sealability Requirements. The EIFS Air and Water Barrier is a liquid applied, continuously bonded membrane that eliminates seams, lap joints and staples. It’s low Volatile organic compounds or VOCs make it safe for workers, and the environment.  It is also Nonflammable as applied. In most situations it can be applied in a single pass. It provides excellent secondary moisture protection behind most wall claddings including EIFS.

The importance of the Fiberglass Mesh in your EIFS Repair Kit

The Fiberglass Mesh keeps the EIFS cement from cracking. The EIFS cement coat is only 1/8 inch thick and would crack without the fiberglass mesh. The mesh gives the EIFS System strength and with it being fiberglass it has a heck of a lot of flexibility as Fiberglass Mesh - EIFS Repair Kitwell. When applying the fiberglass mesh you must overlap the mesh at least 2 inches and the entire foam has to be covered with mesh. Any places that are not covered with mesh are going to crack and spider over time. The Fiberglas mesh is also used before the foam is applied as a back wrap for all the windows and doors.   A 9 inch ripe of fiberglass mesh is stapled round each window and door with the mesh face out toward the window or door. Then the foam is fastened over the mesh and the over hanging 7 inches of mesh is wrapped back up onto the foam with the base coat. This method is called backing wrapping. Back wrapping is very important to help water and moisture from penetrating the EIFS System.

We have been Exterior Insulation and Finish System repairs in Southeastern Michigan for over 26 years. We know why, when and how the system fails. Over the years we have seen it all.We have put this kit together from years of experience and testing. We have laterally written the book on the subject. With at least 12 classes and certifications on the subject you have someone that has put the time into being educated on the subject and the hands on experience of working in the field. Normally you are getting one or the other it is rare when you find both and that’s what you are getting when you buy the kit. Someone that has both the education and the hands on knowledge of a master of the industry. We have tested the methods and materials of this kit in the field our self literally hundreds of times and made tweaks and changes until it is a perfect kit for small home repairs like woodpecker holes.

The kit comes with 3 standard textures of finish which are fine finish, medium finish and coarse finish. Between the 3 we cover most all texture types. You will have to determine which texture is going to be best for your project. Picking the right texture is critical to having a nice looking patch when it is all finished. Remember that after your patch is completed you are going to paint the patch with paint you have matched at your local paint store. When you paint over the Synthetic Stucco it loses some of it’s texture. So, if you are stuck between a fine finish and a medium then go with the medium and after it is painted it will look more like the fine. We call those textures tweeners, because they are in between textures and are a real pain even for the pros, just do your best. There’s nothing more you can do.

The base coat in the kit takes a long time to setup, so you have plenty of time to use it at least 45 to an hour. On a real hot day though you can cut that in half. Always use cold water to make your mix. The most important part about the cement coat is to get it as smooth as possible. The finish coat is only a sixteenth of an inch thick so it will not cover to much. It is easier to run the classic finish as it is the thickest. That being said the fine finish is the hardest to make look good. Bottom line the better your base coat looks the better your patch will look.

The fiberglass mesh is important for you patch. If you don’t use the mesh the cement coat will crack. The fiberglass mesh is embedded into the base coat.

One of the hardest things with doing an EIFS repair is matching the color. As I have said in previous posts it is best to go coast-to-coast with all your patches. But, even then it is imperative that the new patches color matches with the rest of the building.  The best way to insure your patch is going to match the existing building is to cut a 3 ich by 3 inch square from the damaged area. I know that sounds bad to make the patch even bigger, but it is by far, the best way to make sure it is going to match. Even if you have the color code from the customer, that does not mean it is not going to be an exact match. The building has been done for some time, and the weather and other environmental conditions have faded the color to some degree.  Having the exact color that went on the building, and from what manufacturer is a great plus, and gives you a good place to start with the color, but some tweaking is going to be in order. Hopefully your local material house has a good color guy on staff. I usually spend a an hour or so with him getting the color exact.

Getting an EIFS patch to look right. How to repair EIFS

One of the keys to getting an EIFS patch to look right is to make sure the patch is feathered in correctly. The patch will stick out from the wall slightly more than the rest of the wall which may not seem like a big deal, but when the sun shines on it the patch will stick out like a sore thumb. The key to preventing this from happening is to use a paint brush to feather your brown mud out past the actual patched area a few inches in all directions. Then when the finish is run the same thing is done. The finish should be feathered a few inches into the existing finish then lightly hit with the float to knock down any high spots. It is important to get a real good texture and color match for best results.

The only other way to do an EIFS Patch in the middle of the wall and have it look alright is to tape off the area to be repaired in a square block. Do the repair and pull the tape after you run the finish coat. The repair will look nice and square like you planned it to look like that, but this technique will show an obvious patch.

Running the EIFS coast to coast (from stopping point to stopping point) can be very expensive on large walls so it is practical to do the EIFS repairs in many situations.
