An overview of the EIFS Window Header Specification

In this post we will take a look at the EIFS Window Header Specification. To properly address the window header when using EIFS a weep track needs to be installed at the head of the window. Note: the window rough opening first needs to be treated with the moisture barrier (refer to the post … for further details on applying the liquid moisture barrier to a rough opening). A metal window flashing is installed over the window head. The metal flashing is attached to the substrate and down over the window. The metal flashing should go up the substrate about 4″ and down over the window about a 1/2″. The EIFS approved weep track with drip edge is installed over the metal flashing. The weep track is installed about 3/4″ above the bottom inside corner of the metal flashing. This leaves a nice 3/4″ caulk joint between the metal flashing and the weep track. A rod of closed cell backer rod is placed in the 3/4″ joint between the metal and the track, and a bead of EIFS approved caulk (for more info on approved EIFS sealants, see the post EIFS Caulking and Sealants) is applied over the backer rod. The key with the caulk is not to allow it to cover the holes in the weep track.EIFS Window Header Specifications

Here will we walk through a complete EIFS – Remove and Replace on a 91 unit commercial project.

A complete EIFS – Remove and Replace can be one the the most demanding tasks of EIFS Repair. The first ting to consider is why the system failed in the first place and figure out a plan to make sure the newly installed system will not have the same issues. In this case the existing Dryvit was over 20 years old, and the Next Generation of EIFS will be a huge part of addresses issues the old Dryvit had. Unfortunately, some of the issues were design issues and the budget does not have enough money to do any structural changes there is just enough money to complete the EIFS remove and replace.

EIFS repair and EIFS moisture testing goes hand in hand

I think it is about time we included EIFS moisture testing as a service in our everyday services, as it only makes sense to find out where the moisture is and where it came from before we even start any repairs. Till this point we had been calling in 3rd party inspectors and waiting for the results and then taking over from there and correcting all their findings anyway. The truth of the matter is that you really cannot simply read a book, go out and buy an expensive moisture EIFS Moisture Testingmeter and think you are going to be proficient at finding moisture behind the synthetic stucco. It takes years of particle experience in the field. We have been applying Exterior Insulation and Finish System for over 27 years and have been focused on synthetic stucco repairs full time for over 5 years. There is absolutely no one more qualified to do your Exterior Insulation and Finish System moisture test, bottom line. Knowing where to look for moisture intrusion and what to look for is half the battle, but water is a funny thing. I have seen on numerous occasions water infiltrating the the system from one area and running down a metal stud or I-beam up to 30 or 40 feet away and causing damage. The usual suspects for moisture intrusion are other products not the synthetic stucco itself. The flashing will fail or was not done right in the first place or the caulking will begin to crack and let moisture in around the doors and windows. Whether, the roof copping or the sealant failed it is usually due to one of two things someone didn’t do it right to begin with or someone did not maintain it for years. We have done a ton of repairs over the years and we have seen it all. We know exactly what the problem is as soon as we look at it nine times out of ten. Just knowing there is moisture behind the wall and what the percentage reading from a meter is, is really not good enough to begin the repairs or even estimate how much it is going to cost to fix it. You have to know where the moisture came from and how you are going to prevent it from returning. For this reason we carry a moisture reader with us on all our repair jobs. Moisture testing goes hand in hand with a visual inspection. Having the equipment is a great help in determining the problems but there is nothing that can replace 28 years of hands on experience. A good EIFS inspection utilizes testing equipment and years of experience in the field.

Use an approved EIFS Sealant when caulking Synthetic Stucco

A low modulus approved Sealant is used as a weather sealant in order to seal joints. This sealant is used in order to have the best paint-ability where painting is required. A durable watertight, flexible seal will form and the adhesion to EIFS and other porous surfaces is reflected in an outstanding curb appeal for your building. Dryvit or any premium primer will be acceptable in order to ensure proper adhesion to EIF System and other porous surfaces such as masonry surfaces.  The Spectrem line is recommended for use on new and remedial construction as a weather seal.  Sealant may be used for restoration as well as repairs.  It can be easily painted over with great results using an EIFS manufacturer paint product.  Dryvit offers a sealant that at 50% compression at 70 degrees c (158 degrees f) on limestone, brick, concrete as well as concrete showed no stains after 14 days.  Your Exterior Insulation and Finish System surface must be free of any foreign substances such as water, frost, grease or oil and including old sealant, dirt and efflorescence   A base coat of primer should be used.  EIFS Caulking and SealantsIn order to have a warranty for your Exterior Insulation and Finish System sealant from Dryvit a field adhesion test shall be utilized by the contractor in order to verify the adhesion characteristics as well as the compatibility with the specific materials you are using as an Synthetic Stucco sealant.  You may follow Dryvit’s Field Adhesion Test Procedure with the results being submitted to Dryvit’s Warranty Department.You may apply the  primer full strength with a brush or a roller.  Applying a thin coat that is uniform and no more than 1 mil when wet.  You do not want to over apply the sealant although some very porous surfaces may require a second coat.  The primer must be dry before applying the sealant.  It should take the primer about 15-30 minutes.  You must do the priming and sealing on the same day. If the sealant is not applied on the same day you would have to reprime.  Metal and such non-porous surfaces must be clean and rust free.  You may use a solvent to clean it with which is available at most sealant / building supply houses.

Terminating EIFS at the grade, brick ledge and the roof line.

Terminating EIFS is something we address frequently here at EIFS Repair. We are going to talk about terminating EIFS horizontally. When terminating the EIFS at the grade there should be about 8 inches from the foam to the ground. There are several reasons for this but mainly for insects and moisture. The first row of foam should sit in a weep track which is a plastic track with holes in it for moisture drainage.

Terminating EIFS at a soffit. I see a EIFS soffit wrapped right onto the existing wall all the time but when you think about it if a wall comes down and wraps under onto a soffitEIFS Soffit wall drainage and a weep track is not installed at the end of the wall the moisture drainage system is being negated because it can not drain at the end of the face wall. In short the face wall and the soffit should be two separate applications with the face wall having a weep track installed and the soffit having an expansion with backer rod and caulk against the face wall weep track.

Terminating EIFS at the Brick Ledge. When terminating the EIFS at the brick ledge it is important to have the flashing installed before the EIFS is applied. You always want the flashing to drain out to the face of the brick. The weep track will still be used in the moisture drainage system. The flashing is not enough because the EIFS has to have a place for the moisure if trapped behind the system to get out and that is what the weep is for.

Terminating EIFS at the roof line. The roof line maybe the one issue of terminating EIFS I see screwed up the most. It is not possible to take EIFS right down to the shingles and think that a caulk joint between the EIFS and the shingle will keep water out. Common sense should tell even a novice that that is ridiculous but you would be surprised how often EIFS kick out Flashingwe see this. Standard procedure is to keep the EIFS up off the roof rake 2 inches and use a weep track. Also I can not stress enough how important it is to install a kick out flashing at the end of the roof flashing.
